Responsibilities:
· Oversee the daily operations and long-term management of the entire complex, ensuring smooth and efficient functionality.
· Act as the central point of contact for owners, tenants, service providers, contractors, and internal teams.
· Monitor the condition of the complex through regular inspections, ensuring safety, cleanliness, and compliance with health & safety regulations.
· Supervise and coordinate the work of on-site staff (cleaning, maintenance, security, administration).
· Ensure quality of works and that properties are well-maintained with onsite inspections after a contractor is assigned to a project.
· Handling tenant and owner inquiries and addressing their concerns and complaints.
· Collecting fees, rents, managing budgets, handling invoices and preparing financial reports related to property expenses and income through ERP/PMS systems and platforms in collaboration with the internal finance team.
· Identify and mitigate operational and financial risks within the complex.
· Drive sustainability and energy efficiency initiatives across the property.
· Preparation of board of subcontractors (contractors, plumbers, architects, civil engineers etc.).
· Plan, oversee, and coordinate maintenance schedules, refurbishment projects, and capital improvements.
· Assess and compare received quotations both based on price and quality of contractor’s works and experience.
· Comply with guidelines and regulations including permits, safety etc and deliver technical files and other technical documentation as required.
· Prepare and present operational, financial, and occupancy reports to senior management.
Requirements:
· At least two years of experience in the field of Property management or other related fields.
· Good understanding of real estate terms and concepts.
· Bachelor’s degree in Property Management, Real Estate, Business Administration, Engineering, or a related field.
· Professional certifications are highly desirable.
· Excellent command of the Greek and English languages, both verbal and written, and highly effective communication skills.
· Strong analytical skills and attention to detail.
· Ability to work under pressure and manage deadlines, solutions-orientated and focused upon delivering results.
